Project Overview
In the current social/political climate of Tehran, the density and dispersion of buildings have led to numerous issues in infrastructure and urban design. In addition, ongoing reforms in regulations have resulted in significant variations in building heights across different areas of the city. The contrast between private and public lifestyles in this city has led to challenging issues. As what occurs inside the buildings is in stark contrast to public life. The freedom people enjoy in gatherings, parties, and private and semi-private spaces is not comparable to the much more restricted and sometimes prohibited public life. Therefore, balconies serve as a buffer zone between public laws and private freedom, creating a confusing scene of distinction.This office apartment has a unique and functional design with interesting and practical features. The standout feature of this building is the smart curtains installed on its facade. These curtains are designed to control sunlight exposure during different hours of the day while maintaining the privacy of each office unit. The smart curtains on the building’s facade are functional and practical.
By precisely adjusting the amount of light entering the building, these curtains help maintain the interior temperature of the units at a comfortable level without the constant use of heating and cooling systems which reduces energy consumption and related costs.Additionally, the facade curtains provide customizable settings for users. Each office unit can adjust the light and privacy according to its needs, enjoying a space suited to its activities. These features make the building a prime example of smart and modern design, addressing the current needs of urban communities.Furthermore, the building is constructed with high-quality and sustainable materials, increasing its longevity and reducing maintenance costs. In addition, the use of large and transparent windows, along with smart curtains, offers a combination of functionality and efficiency, providing users with a pleasant and efficient experience.
BIM-Based Design and Coordination
The Tavazon Building was fully designed and developed using a Building Information Modeling (BIM) approach. Before the construction phase, the entire project was modeled in detail, allowing for precise coordination between architectural, structural, and MEP systems. This early-stage integration helped identify and resolve potential clashes, improve overall design efficiency, and streamline communication across disciplines. The BIM process ensured a smoother transition from design to execution, minimizing on-site issues and supporting a more efficient construction workflow.
